- Contract of Hire:
All bookings accepted by the owners are subject to these conditions which are deemed to have been accepted in full by the hirer and all persons in the party.
- Smoking: Strictly no smoking in the apartment.
- Confirmation:
Your booking is only confirmed on receipt of your 25% deposit
- What is included:
The apartment rental price includes: The cost of water, electricity, heating, linen and towels, maintenance of the communal areas, cleaning of the apartment at the end of rental period. Towels are included but they must not be removed from the apartment.
- What is Excluded:
The apartment rental price does not include any personal insurance, travel, or transportation costs.
- Arrival/Departure Time:
The apartment will be available for occupation from 15.00 hrs on the day of arrival and must be vacated by 11.00 hrs on the day of departure unless otherwise agreed.
- Payment:
Your booking must be accompanied by a deposit of 25% of the total cost. The balance must be paid six weeks prior to the hire start date. If your booking is made six weeks or less before the hire start date it must be accompanied by full payment. If the final payment is not received by a clear six weeks prior to the hire start date, then the owners will consider that the hirer is in breach of the contract and the entitled to cancel the booking.
- Cancellation by hirer:
All cancellations of bookings must be in writing and notified to and received by the owners no later than six clear weeks before arrival, the full hire cost will be forfeited.
- Cancellation by owners:
The owners reserve the right to cancel the booking at any time. If it is necessary to cancel your booking for any other reason than that of non-payment by you, any monies paid to us by you will be refunded in full. Compensation will not be paid, nor will any liability be accepted by the owners.
- Occupation:
Only persons listed on the Booking Form may occupy the apartment. The apartment cannot be re-let to any other party without the written approval of the owners.
- Max. no. of Occupants:
No more than 6 persons may occupy the apartment except by prior written agreement from the owners.
- Damage to Apartment:
Except for normal wear and tear, the hirer will be responsible for making good any damage to the apartment or its contents which has occurred due to negligence, wilful damage, or irresponsible behaviour on the part of those occupying the apartment or their guests. Such damage must be reported without delay, to the owner. The cost of the repair or replacement must be agreed with and paid to the owners. An amount of £250.00 (£100 Keresley Manor) is held against damage to the property, furnishings or for very excessive cleaning requirements.
- Damage retainer:
The £250 (£100 Keresley Manor) refundable damage retainer will be returned to the hirer upon return of the apartment keys, and upon confirmation from their local representative that there are no repairs or excessive cleaning necessary.
- Hirer’s responsibilities:
The hirer is responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the hire period. The hirer shall ensure that all rubbish is placed in the communal dustbin.
- Injury/Damage:
The owners take no liability for personal injury, loss or damage to personal effects howsoever arising during the booking period.
- Responsibilities:
The owners cannot be held responsible for any circumstances beyond their control, including but not limited to, mechanical breakdown, illness, or failure of any public service supply. The hirer responsible for the booking undertakes that no person will suffer anything to be done which would endanger the policy of the apartment owner’s insurance in respect of the apartment and its contents which might make the same void or voidable.
- Cleaning:
Cleaning is included in the rental price but a charge for excessive cleaning may be made in exceptional circumstances.
- Right of access:
The owners have the right of access to the property at any time with due regard to the convenience of the hirer for the purpose of inspection of the property and to carry out any essential repair or maintenance work.
- Information:
All information supplied by the owners is given in good faith and is based on information available at the time. All reasonable measures have been taken to ensure the accuracy of any statement made and the owners are not liable for any variation however caused.
- Pets: Pets or indeed any animal must not be taken into the apartment.
